GRANT FOR HOME REPAIR FOR THE LOW INCOME AND ELDERLY - NOT A LOAN

Hi, We live in Bedford county in Virginia.  There are 3 in our family (2 age 65, disabled and a daughter who has mental disorders) and we only have social security for income, no savings and are almost low income, so repairing our roof or other home repairs would be out of the question, moneywise.

I have seen a home repair grant for the elderly and we qualify for it, but it refers you to the county you live in as a rural grant and I can get no replies to my request or I am referred to other departments - sort of shifted around. 

CAN ANYONE TELL ME HOW TO FIND THE APPLICATION TO GET THIS GRANT WITHOUT HAVING TO PAY SOME WEBSITE.  I HAVE GONE TO THE VARIOUS GRANT SITES, BUT WITH NO LUCK BECAUSE AFTER SEARCHING, IT REFERS ME TO THE STATE AND I HAVE HAD NO LUCK GETTING IN TOUCH WITH ANYONE THERE.

Our roof is in bad need of repair and is leaking in several places.  I have gotten some roll roofing and tar and we have managed to repair a couple places, but now we have another room leaking and I just do not know how we are going to be able to even buy a roll of roofing, now.  Moneywise, we are broke.  We have to pay almost $600 a month (this is not considered in an application to social services) to the bankruptcy court, besides our regular bills. We qualify for $105 in foodstamps and that is all.

Healthwise, we are doing as much work on the home as possible and since both of us have both heart, disc and arthritis, we are paying for the work with pain. My husband has to have surgery on his carotid artery in his neck, both legs have to have the veins replaced - all in January.  I have had neck surgery on 3 discs in 2006 and 3 disc removed from my lower back in 1990, plus a slight heart attack. We had to file  bankruptcy 1 year ago when the economy started going down, so no credit - can't make a payment anyway. 

My daughter has filed an application for SSI since she is bi polar, add and has a fear of being alone - 19, pretty, doesn't drive and stays home with us all the time.  If she gets this it will help ease the money problem a little. She helps around the home, but most things are difficult for her to understand how to do.  She can lift and do house painting very good, but gets sidetracked.

I am not trying to do a pity story, I am only giving a little background as to why I need to find a grant that I can actually fill out and get assistance with. When I found this site, I realized that a lot of other people need help also.  I am not the only person that finds the government grant site hard to navigate. 

IS THERE ANY SITE THAT HELPS FIND A GRANT SUCH AS HOME REPAIR FOR THE ELDERLY AND LOW INCOME - OR ANY OTHER GRANT FOR THAT MATTER, WITHOUT A CHARGE AND GIVES YOU HELP IN FILLING OUT THE FORM.  ALSO, I THINK THAT A ESTIMATE AS TO THE CHARGE FOR A ROOF OR A REPAIR WOULD BE NEEDED FROM A CONTRACTOR.

we are both handicapped and on social security our roof is leaking and we are in need of a metal roof installed over all the old shingles, due to income we cant afford it, bit if not repaired ceiling will start to fall ect, then making us in the end homeless, andy one out there know of any service that can help with home repairs for the poor??? contact us at randywestv@gmail.com or cal us at 304-409-4560

Hey Williecrow, the low income housing program is not for the homeless.  That is unless you have income and enough money to pay for part of the downpayment.  Since I don't know your circumstances, like where you're living right now, do you have a job?  Do you have other people willing to take on the debt of carrying a mortgage.  There a many variables.  If you want to write me at my email address listed in the other reply, I'll try and help you out of your current situation.  I can only give my opinion.  Many answers for people can be found by dialing 411 which lists all your area agencies and programs in your area.  There are programs for providing a place to live for the homeless.  The program is just coming out and I don't have much information on it yet.  Like I said if you want to write me and fill me in on all of your circumstances, I help do want I can.

The following is a listing of HCFP programs which might be of interest to individuals interested in buying or renovating a home. Click on a link for a brief description of that program.

Single Family Housing

The Single-Family Housing Program provides homeownership opportunities to low and moderate-income rural Americans through several loan, grant, and guarantee programs. The program also makes funding available to individuals to finance vital improvements necessary to make their homes decent, safe, and sanitary.

Direct Loan Program (Section 502)

Under the Direct Loan program, individuals or families receive direct financial assistance directly from the Housing and Community Facilities Programs in the form of a home loan at an affordable interest rate.

Most of the loans made under the Direct Loan Program are to families with income below 80% of the median income level in the communities where they live. Since HCFP is able to make loans to those who will not qualify for a conventional loan, the HCFP Direct Loan program enables many more people to buy homes than might otherwise be possible. Direct loans may be made for the purchase of an existing home or for new home construction.

Loan Guarantee Program (Section 502) 

Under the Guaranteed Loan program, the Housing and Community Facilities Programs guarantees loans made by private sector lenders. (A loan guarantee through HCFP means that, should the individual borrower default on the loan, HCFP will pay the private financier for the loan.) The individual works with the private lender and makes his or her payments to that lender.Under the terms of the program, an individual or family may borrow up to 100% of the appraised value of the home, which eliminates the need for a down payment. Since a common barrier to owning a home for many low-income people is the lack of funds to make a down payment, the availability of the loan guarantees from HCFP makes the reality of owning a home available to a much larger percentage of Americans.

Mutual Self-Help Housing Program (Section 523)

The Mutual Self-Help Housing Program makes homes affordable by enabling future homeowners to work on homes themselves. With this investment in the home, or "sweat equity", each homeowner pays less for his or her home. Each qualified applicant is required to complete 65% of the work to build his or her own home.

Technical Assistance Grants and Site Loans are provided to nonprofit and local government organizations, which supervise groups of 5 to 12 enrollees in the Self-Help Program. Members of each group help work on each other's homes, moving in only when all the homes are completed.

Once accepted into the Self-Help Housing Program, each individual enrollee generally applies for a Single-Family Housing Direct Loan (Section 502).

Home Repair Loan and Grant Program (Section 504)

For very low income families who own homes in need of repair, the Home Repair Loan and Grant Program offers loans and grants for renovation. The Home Repair Program also provides funds to make a home accessible to someone with disabilities.

Money may be provided, for example, to repair a leaking roof; to replace a wood stove with central heating; to construct a front-door ramp for someone using a wheelchair; or to replace an outhouse and pump with running water, a bathroom, and a waste disposal system.

Homeowners 62 years and older are eligible for home improvement grants. Other low income families and individuals receive loans at a 1% interest rate directly from HCFP.

Hi Samithius, 

Thank you very much for your kindness and support.  I think that this time of the year is the time when most people feel depressed.  I am sure that we are better off than a lot of people are now. I am sorry that you are disabled also. I found this site accidently and I am glad that I did.

After we filed bankruptcy, I began to receive coal royalties(a few hundred dollars to start) and was told that we would receive large sums of money thru out 2009.  The clean energy bill was put in effect, coal purchased from China, etc.  Anyway, we did not receive a penny after the first small check. My husband and I have both worked since we were 14 years old (both 65 now) and I can't help but feel a little bitter when I stop and think that if the government had not put a stop to mining that I would not be looking for a way to get 'free money'.

I went to the link that you sent and I had found this before.  The only problem is that either the page will be outdated or when you contact the correct agency, you get shifted to another department and then you get no answers.

We live in Bedford county, Virginia just in case you are surfing and see a home repair grant for the elderly.

I have one company to give an estimate, but I did not think about needing 2 estimates.

Dear Sharyn, I feel so bad for you and your family.  I am also disabled and understand how easy it is to get more depressed from your circumstances.  As for your roof.  Any roofing company will give you a free estimate.  Just call at least 2 different companies to have for when you do find a grant for getting your roof fixed.  Have you tried to contact Project Now.  I'm not sure if it is called the same in all areas.  I live in Illinois and that's what they call the program here.  I believe it all comes under the authority of HUD.  That's Housing and Urban Development.  That is a national program. The web site is:

 http://www.huduser.org/resources/hudprgs/ProgOfHUD06.pdf  This is the main webpage which lists all programs.  It has one for renters as well as homeowners.  If you gave me the name of the county and state you live in, as well as the city I could probably find the program in your area.  I have pretty good luck in finding these programs at the county level.  I hope I have given you a little help and hope that all situations are opportunities in disguise.  Let me know if I can be of  any more help.
